Again, the view from this Upstairs beachfront condo is absolutely dreamy. A large bay of sliding glass doors perfectly frame the beach from the kitchen, living, and dining areas of Beachfront Coconuts #109. The kitchen is fully stocked with all that you would need for a family vacation, and there is plenty of comfortable spaces to sit for both dining and relaxing. The property has 1 bedroom and 1 full bath. This bedroom has 2 plush Queen beds and the hallway bathroom features a shower/tub combination.
This direct gulf front property is centrally located in Holmes Beach and close to everything Anna Maria Island has to offer by bicycle, car, golf cart, or the FREE trolley. Most importantly, you are here for the fabulous beach! It is just a few steps out your condo door and your toes are in the beautifully soft white sands. The complex features a shared heated pool and one dedicated parking spot for each unit.
There is also a coin operated shared laundry facility on-site for guest use, located on the northeast side of the building closest to Gulf Drive.

This home does not allow pets. We do not accept reservations from anyone under 25 years of age. We do not allow persons under 25 to occupy a property unless accompanied by someone over 25 years of age.
Anna Maria Island’s noise ordinance aims to ensure citizens can enjoy a peaceful environment. The ordinance applies to all areas of the city, including public and private property, and places of business. It defines noise as any sound that annoys or disturbs a reasonable person of ordinary sensibilities or causes or tends to cause an adverse physical or psychological effect on such reasonable person. The noise ordinance limits the maximum permissible noise levels to:
7 AM–10 PM: 65 decibels: (Consistently shouting in the pool exceeds 65 decibels)
10 PM–7 AM: 50 decibels: (An audible conversation from 50’ or 15 meters away exceeds 50 decibels)
The ordinance also prohibits plainly audible noise, which refers to any sound that can be clearly heard by a person using their normal hearing faculties. This means that a person can still be in violation if the noise can be easily heard by responding officers from a distance of 100 feet from the property line. Fines for excessive noise can range from $100 to $1,000.

Parking and Towing Guidelines:
Guests must park in their designated spots only. Parking in another unit’s spot may result in towing. If you find someone parked in your assigned spot, please promptly inform your rental company so they can notify management. Please note that parking in another unit’s spot is not permitted, even if your designated spot is occupied. Updated towing signs and parking rules have been implemented to ensure order. Vehicles may be towed for non-compliance.

Fun week!
The heated pool was a real treat. We were able to get in unit before 4, got groceries and went right to unit and beach. Great location. Loved the keyless entry! And great weather, a fun week!

The location and proximity to the beach are excellent. Ease of access was good, parking was not an issue, and it is an extremely quiet location. The new flooring was nice and appreciated.

First Visit to AMI
Coconuts 109 is a nice, extremely-beachfront location and was great for a girls’ trip with my daughter. You literally CANNOT get any closer to beach and oceanfront than the Coconuts beachfront rooms (this is one of them) and the view from the lanai was stunning. The unit was phenomenally clean when we arrived (praise coming from a clean-freak). The kitchen was well-stocked with all the tools we needed to make small breakfasts and quick lunches….we wanted to eat out for our dinners and we are glad we did because AMI restaurants are excellent. If you are SUPER picky, here is what you might want to know about the unit: The parking area is literally a public beach access road. This means two things: First, the beach is busy with public beach-goers. If you want an oceanfront spot for your chairs and umbrella, get out there and get it set up by 8:00 AM. The beach was especially busy on Friday, Saturday, and Sunday. Lots of kids, teens, families. Second, although there are parking spaces for the public beach-goers, they often ignore the Coconuts signage and park in your clearly-marked spot. Annoying, but not a deal-breaker. Also, note that you will enter the unit from the rear (not directly from the beach), up two flights of stairs. This was fine for us, but would be a challenge for an older person or someone with mobility challenges. Finally, the AC struggles to get to the bedroom. It is set at 74 degrees in the unit and it gets warm and humid in the bedroom. To be fair, it was 91 degrees outside most of the time we were there. I did not feel any of this was severe enough to make a phone call. Speaking for beach chairs and such, there are two nice Tommy Bahama low beach chairs in the unit. They were great! There was also an umbrella, but it was broken. We always bring our own sunshades though—a Shibumi or a Ninja. We bought heavy-duty pool noodles for the week and left them in the unit for the next guests. Four beach towels are in the unit, which worked just fine. I would return to this unit because it is what we like—-private, not a chain hotel, has a full kitchen, and you can literally roll out of bed and onto the beach. And no key was needed—-just use your keycode! Added note: Restaurants we loved were The Waterfront, Harry’s, Chart House (huge crab legs), Ventura’s (authentic Italian pies—much variety), The Porch, Isola Bella (pasta carbonara and duck). Also loved massages at the Aluna Spa. All of these are in EASY driving distance from this unit. From 5 - 25 minutes. And there were many more we could have chosen. The water at AMI was clear enough to see our shadows amongst the fish on the ocean floor and it was soooooo calm.
