Ground floor canalfront villa at Seaside Gardens. 2BR/2BA, 1 car garage. This home has a boat lift and 1,025 SF of dock and deck. It did take on some water from Hurricane Helene (like almost all other ground floor places on the island that have not flooded before). Drywall, furniture, appliances, cupboards, etc. have been removed. This waterfront half duplex has tile floors throughout most of the main living area and halls, and the carpets were removed in bedrooms. The roof is secure (replaced in 2015) and the A/C is functional. Owner was wise enough to place the A/C condenser on platform and the air handler is located above the ceiling. A blank slate to finish it to your own taste or elevate to provide additional square footage. Owner would consider putting drywall back in if someone wishes to remain on one level and keep the current layout. Permits for rebuilding on ground level need to be in by April 9, 2025 per Holmes Beach Building Dept or you will be required to elevate. Boat lift was rebuilt with new switches and aluminum frame, and was rewired before storms. It needs 2 motors (approx. $200/ea. he thinks).
